1. What types of properties do we need?
We need studio apartments and one-bedroom properties with standard décor in a safe letting condition. We are interested in properties throughout London
2. How much rent will I get?
The rent you receive will depend on the size of your property and the local area. We contact the Rent Office to get a fair rental figure and then calculate a fee to either manage or lease the property generating a rental income figure.
3. How will the rent be paid to me?
You will receive your rent on a monthly basis directly into your bank account.
4. What standard should the property be?
Your property must be of a suitable standard for us to take it on. Our Accommodation Standards detail the basic requirements for properties. This document is for your guidance and is not exhaustive. As a minimum, properties should always meet the Decent Homes Standards.
5. What documentation will you need from me?
If you decide you would like us to manage or lease your property we will require the following -
* CORGI gas safety test certificate.
* NICEIC electrical test certificate, issued by a NICEIC registered electrician.
* Full heating service contract (e.g. British Gas 3 Star).
* Instruction for use of boiler system.
* Three sets of all door keys to property; labeled and on separate rings.
Please note the certificates should have no less than three months till expiry at the handover of the property and should be enclosed when you send us the Landlord Authorisation Form or as soon as possible.
6. Should the property be furnished?
No, we are only looking for unfurnished properties. We do however ask that landlords provide a cooker, under counter fridge with icebox, curtains and light shades.
7. Can you help with the maintenance required to get my property up to a safe letting condition?
No, but we will do a Health and Safety inspection of your property advising you of the necessary work that needs to be done. We will then check that everything has been completed and that the property is safe to let.
8. In what locations do you require properties?
We are looking for properties throughout Greater London
9. Do you charge administration fees?
No, we don’t change any administration fees. We also don’t charge to conduct health and safety checks on your property or for a full inventory or photographic schedule of condition.
